To allow seniors to “age in place,” Phipps Neighborhoods offers on-site supportive services for residents at some Phipps Houses apartment buildings. Seniors from each community receive the assistance and skills development they need to maintain healthy and independent lives. Social activities, professional services, and health-related partnerships are designed to help seniors stay active, combat loneliness, and participate in engaging experiences.
Phipps Neighborhoods does not recruit tenants for these properties and any questions should be directed to property management.
Naturally Occurring Retirement Community (NORC)
Senior residents at Henry Phipps Plaza/Kips Bay Court in Manhattan benefit from a comprehensive needs-based program, so the building’s large population of older tenants can remain safely in their homes. The program includes:
- Access to support services
- Preventive health care and medication reviews
- Assistance with housekeeping
- Therapeutic recreation and social events
- Friendly Visitor program
- Interns from various Masters of Social Work Programs throughout NYC

Residents of La Casa de Felicidad have easy access to a variety of Phipps Neighborhoods programs in the Bronx, as well as their own on-site activities, including:
- Computer training
- Financial counseling
- ESOL instruction
- Cultural outings

- Holiday celebrations and special events
