Phipps is the nation’s oldest and New York City’s largest not-for-profit organization devoted to affordable housing and resident/community-based social services. Founded as Phipps Houses in 1905 by Henry Phipps, who saw a need to “create better homes for working-class families,” the organization continues to follow this legacy as housing affordability remains an intractable problem to this day.

In 1972, Phipps Houses founded Phipps Neighborhoods, the social service arm of the organization. Recognizing that building thriving communities is more than just good, affordable housing, Phipps Neighborhoods offers education and career development programs, along with comprehensive case support for residents and their neighbors.

Together, combining affordable housing with resident and community programs, the two entities work hand-in-hand as Phipps, creating a singular focus and mission to build thriving communities. Click here to learn more about our history.
